SnagIT9 does not upgrade 8.2.3

I have included the Snagit version 8.2.3, product code {DA0BF7AB-88EB-4675-8FA1-531EAD938821} in the upgrade table of the 9.1.2.304 package and somehow the old version never gets upgraded!
I have tried moving the Remove Existing Products right between Install Validate and Install Initialise actions and I am not sure if I am doing something wrong or missing something here.
Please advise.

You're not supposed to put the old version Product Code in the UPGRADE table. You put the Upgrade Code in the Upgrade table.
Then the action FindRelatedProducts searches and finds the relevant Product Code and assigns it to the ActionProperty so that RemoveExistingProducts action knows what to uninstall.
