Set Public property for a directory

I am trying to understand how to set a public property for a specific directory. I am trying to use property switch in msiexec to redirect a folder other than [INSTALLDIR]

destination for installdirectory can be changed from C:\ to D:\ by using the switch [INSTALLDIR]=D:\Program Files\Dummy
how can I do the same for a non installdir? I know I would have to set a public property for the directory, but how? Can someone plz help?

Go to Directory table and create the new row. Fill up the Directory and DefaultDir columns with a directory name, for example TEST and leave the Directory_Parent blank.

You can change this directory structure from command line as

msiexec /i <MSIName> TEST=c:\progra~1\MyApp.
